Janie's Place has flourished year on year since opening as a B&B seven years ago. Situated conveniently off the N10 it is 3km from Ruffec, a pretty market town with great supermarkets, schools, a hospital, restaurants, bars and attractive shops.

Budget airlines in easily accessible major towns not only add to the viability of the existing business but make the possibility of expansion very attractive. Driving to the Angoulême/Brie airport takes just 25 minutes, and the city of Poitiers with its airport outside the city immediately off the N10 is 55 minutes away; Limoges is 1 1/2 hours, La Rochelle 1 1/2 hours and Bordeaux 2 1/2 hours.

The pretty market town of Ruffec nearby has the fast TGV train link to Paris (2 hours), and this is a two-way advantage bringing in Parisians who want an easy route to a country break, and also of real appeal to other holidaymakers who want a no-hassle quick trip to Paris.

Upstairs there are four main bedrooms (one en-suite) and a fifth bedroom/study, with the floors in original oak. There are two fireplaces, one in the kitchen and one in the salon, and the property has oil-fired central heating. The floor in the salon is cherry.

There is plenty of space in the roomy floored loft above the first floor to add more en-suite rooms. The loft boasts beautiful massive oak trusses, that would give superb character to additional rooms. Also, at one end of the house with its own entrance, there is the large utility room and 'arrière cuisine' behind the kitchen. The huge floored space above this could be converted into separate living quarters, either as a holiday home or a gite.

Janie's Place, whose menu offers vegetarian dishes as well, has been chosen as a special place to stay by the GUARDIAN TRAVEL WEBSITE. A conservatory opens through french doors onto the back garden. Heady with the scent of lavender, roses and honeysuckle the garden is a joy and the harvest from fig, peach, cherry, plum, pear, almond and apple trees yield delicious fruit through the summer and autumn.

The garden, which is enclosed by the original stone wall, measures nearly 2500 sq m, and has been beautifully maintained. However, if the new owners found the garden too big to look after, it would be possible to sell approximately one half of the garden to neighbours living diagnally across the street. They have two small daughters and simply would like the space, as their own garden is quite small. The gentleman who would be owner of the property would also build a stone wall so that the property would be very much in keeping. But of course there is no obligation whatsoever to do this!

The Chambres d'Hôtes is a corner house and was in fact a feudal property; a plaque on the front of the main barn lists the owner as 'IR', 1809. This large, soundly-built barn would also make a spacious additional home or gîte.

The size and scope of the property are such that we had planned to add a RESTAURANT AND A CONFERENCE CENTRE, but to date we have been involved by other business projects.

Smothered in honeysuckle the house has historical features that add to its charm and character. An old 'hanger barn' attached to the back of the house is where the merchant owner back in the 19th century would alight into his horse-drawn carriage, sheltered from the weather. Many of the pretty old windows still have panes of old glass, and a notable feature from when the house was first built is an alcove with a stone sink in the salon.

This is a special house where care has been taken to preserve the historical features that give it such a feeling of individuality. Although it is already a spacious and well laid-out home there is plenty of scope to expand further without having to shell out huge sums, as is often the case with renovation projects.

The setting is paradisiacal for country lovers with rivers meandering through rolling fields and woods, and it is great fun for rambling, cycling, fly-fishing and horse-riding. Close by through the idyllic village of Verteuil, dwarfed by an immense Château, the Charente river snakes through with impressive waterfalls.

We have plenty of pictures of the house and additional text that we could send to you. Since we bask in 2,250 hours of sunshine on average - second only to the Cote D'Azur - the Charente is a very attractive place to live.

The price given by real estate agents for a property of this size is between €330,000 and €350,000. However, given the international financial crisis, we have reduced once again the price of this 200-year-old property estate to a price of €215000. 05 45 84 26 35
